From Asphalt to Rooftop: Ground Up Enhancements

Property maintenance is a floor-to-ceiling responsibility. I am excited to highlight recent property enhancements for two critical elements: roofing system upgrades and asphalt surface repairs. By proactively addressing deficiencies in these components through routine property inspections and forward-looking, useful life expectancy planning, we improve operational reliability and minimize the risk of costly future repairs. As the saying goes, a stitch in time saves nine. The potential cost in property damage from a roof leak can be substantial, so we always prefer to be on offense with our maintenance program!

Roofing System Upgrades – After consultation with our roofing business partners and industry studies, a thermoplastic polyolefin (TPO) roofing system was chosen for its superior balance of cost-effectiveness, energy performance, and resistance to environmental stressors. TPO membranes are heat-welded at the seams, creating a monolithic surface that is highly resistant to water infiltration compared to mechanically fastened or adhesive-based systems found in older roofs. TPO offers high solar reflectivity, reducing heat absorption and cooling costs. It can often be installed over existing roofing, avoiding the expense of removal and disposal. Skylights, which have a dual purpose of allowing natural light into the building and being a critical component of the building’s fire protection system, are replaced contemporaneously. Once the roofing system has been installed and inspected by the manufacturer, we have a 20+ year warranty for any issues related to degradation of the material. We have first-hand experience with well-maintained TPO roofs lasting 25 to 30 years before recommendation for replacement.

Our management team worked closely with multiple vendors to obtain bids and analyze which vendor would be best suited for each unique property. Due to the extensive cost associated with replacing ~775,000 sq. ft. of roofing, pricing and quality were reviewed carefully, thus we chose to work with two vendors to ensure the work is complete before the rainy season and meets the highest possible quality. Lodi Wine & Business Center, Mariposa Industrial Center, Spreckels Industrial Center, and Benicia Industrial Park have either received, or will soon receive, partial or full roof replacements this year.

Asphalt Surface Repairs – In parallel with the roofing system upgrades, comprehensive asphalt repairs were completed across the portfolio, with special attention at our newest building, Granada Industrial Center (GIC) in Madera. While at some properties repairs may include crack sealing, surface patching, and slurry seal to extend pavement lifespan, GIC was in need of a significant overhaul that included scraping off the old failing asphalt and laying down fresh 6 inch asphalt to handle the heavy duty traffic at the property. Due to the massive size of the parking and drive areas at GIC, and as this work is funded directly by our tenant, we worked closely with them to phase the work, with additional phases to be performed over the next two years. Our team’s coordinated property improvement strategy reduces liability, improves functionality, and supports the long-term asset value of our facilities. It’s refreshing to be a part of a company that prides itself on maintaining the properties we steward in a proactive manner.
